We currently have under management a large number of blocks across all areas of London and the South East. Our management portfolio includes small blocks and conversions, through to purpose-built blocks of 100+ units. As well as our block management department we also provide a flat management service to leaseholders who are letting their flats on assured short-hold tenancies. This has enabled us to build up a large network of trusted and reliable tradesman who can carry out small maintenance jobs on an ad hoc basis as well as larger established building contractors who provide us with a professional and competitively priced service for large scale works such as full internal or external decorations.

Our block management services are divided into three sections: General Management, Property Maintenance and Financial and Accounting:

General Management

  • General advice on the property, reports on current matters, and attendance at meetings if required.
  • Property supervision, checking compliance with lease covenants and reporting on applications to assign, sub-let or alter property and liaising with solicitors.
  • Advising on property insurance needs: preparing valuations, renewing policies, revising cover and handling claims where necessary.
  • Arranging and reviewing contracts to fulfill all landlord obligations to tenants.
  • Provision of Company Secretarial services and general Health and Safety compliance.
  • Employing and supervising staff where appropriate.

Property Maintenance

  • Periodic property inspections and reporting on state of repair, decoration, use, etc.
  • Day-to-day maintenance matters and minor redecoration of communal areas and paying outgoings promptly.
  • Appointing specialist consultants for structural alterations, plant and machinery repairs and replacements, etc.
  • Specifications and tenders for major works requiring Section 20 notices.

Financial and Accounting

  • Collection of ground rents, service charges and other property income and liaising with clients and solicitors on collection of arrears.
  • Management of funds in specially designated accounts.
  • Preparation of quarterly income and expenditure reports as well as budget compliance accounts.
  • Identifying/paying expenses for suppliers, insurers, contractors, staff and consultants.
  • Authorising invoices and payment of all outgoings.
  • Preparing annual budget costs and statements of projected income and expenditure.
